Before real estate, I served 13 years in the Army as a Combat Engineer and worked in HR at International Paper and Manpower. Should I use my own agent to buy new construction in Estero?
Yes. The sales team in the model home works for the builder. Your own agent represents you on the contract, upgrades, lot selection, inspections and closing timeline. In most cases the builder pays your agent’s commission, so it typically costs you nothing.
What should Northeast buyers know before moving to Estero?
Budget for homeowners and flood insurance, HOA fees, and any CDD assessment on the tax bill. Check the flood zone on every home. Florida has no state income tax, and hurricane season runs June through November.
What is a CDD fee?
A Community Development District assessment appears on the property tax bill in many newer Florida communities and pays for roads, utilities and amenities. Always ask for the exact amount before you make an offer.
Can I buy a home in Estero without visiting first?
